FATHER'S DAY CATCH ON THE FIELD AT DODGER STADIUM

HOLLYWOOD BOWL SUMMER SCHEDULE

The Los Angeles Philharmonic Association is back with big plans for its 101st year. Hollywood Bowl's summer 2023 schedule will kick off on June 10 with Janet Jackson, joined by special guests Ludacris and the musicians of the Youth Orchestra of Los Angeles. The annual July 4th Fireworks Spectacular will feature The Beach Boys performing with the Hollywood Bowl Orchestra and a special 90th birthday tribute for Quincy Jones will be held on July 28 and 29. Hollywood Bowl's 2023 summer lineup also includes former One Direction member Louis Tomlinson, Snoop Dogg and friends, Air Supply and Michael Bolton, Jill Scott, Gladys Knight, Herbie Hancock, Charlie Wilson, Kool & The Gang and the Village People, Culture Club, and Maxwell.

CINESPIA

Cinespia brings movie magic to life with screenings of classic films throughout the year. PRIDE MONTH CELEBRATIONS

Pride Month in Los Angeles is a vibrant tribute to the city's long-standing commitment to LGBTQ+ rights. Beginning in 1970, it's an annual June event marking the Stonewall Uprising and amplifying the fight for equality. West Hollywood, as a significant part of LA's LGBTQ + landscape, plays a crucial role in this celebration. BACKYARD ENVY

Sprucing up and improving your backyard can enhance property value in a meaningful way. A well-designed backyard can serve as an extension of the house with more living space, providing the indoor-outdoor lifestyle that is highly desirable in the LA real estate market.

It can range from a simple BBQ area to a fully equipped kitchen with a built-in grill, fridge, sink and counter space. Other outdoor amenities such as a fire pit, patio, spa or even a pergola, increase usability and can add to the whimsical mini-compound feel that has become increasingly sought after.


Not only great for investment to increase the overall appeal of your home, improving your outdoor areas can also make it an even more enjoyable space for your family and friends and create memories that will last for a lifetime.

 CHRISTEN'S REAL ESTATE TIPS

All home values are calculated using recent comparable sales. Most of the time there are enough reasonably similar homes of similar spec and condition allowing for the use of what is termed the direct comparison method, which is by far the most accurate. But, occasionally appraisers and other real estate professionals are forced to use a much less accurate method based on sales price per square foot. Why is this second method so much less accurate? 

All value is dictated by the market based on buyer interest which is fueled by many factors. While some homeowners prefer to build or add as much living square footage as possible, most homeowners and buyers prefer a comfortably large home with some outdoor living space. Using the price per square foot method of calculation requires that sales that are being compared are in relatively the same condition and of similar level in finish carpentry which is not typical in the Los Angeles area. Even if homes meeting those requirements existed, market demand and buyer interest still have more influence on value. For example, if we are looking at the value of two homes on a lot of the same size in any given area of similar finish and condition… A smaller home with a grassy backyard and pool but less interior square footage might sell for a higher price than the larger house of exactly the same condition right next door because it has been overdeveloped leaving little or no outdoor space which is less desirable to potential buyers.


Additionally, not all square footage is equal. If a large portion of a home's square footage is located in a windowless basement, that home does not compare to one which has the same square footage consisting of traditional rooms with windows and outdoor access.


Square footage doesn’t necessarily increase home value if it doesn’t increase desirability to a broad audience.
